Who provides AC repair and replacement in Tatum Ranch?
The short answer: AZ Trusted Air handles AC repair and replacement throughout Tatum Ranch and the rest of Cave Creek under Arizona ROC 317368. A diagnostic is $69.95 Monday to Friday, 8am to 6pm, credited toward any repair we perform, and there is no travel fee at any distance in the Phoenix metro. Someone answers our phone 24 hours a day; typical non-emergency arrival is 12 to 24 hours.
Tatum Ranch went up between 1987 and 2000, which puts every home here well past the point where the original air conditioner is still the one running. What we find in Tatum Ranch attics and side yards is second and third-generation equipment: a condenser installed in the mid-2000s sitting next to a 1990s air handler, or a full changeout from ten years ago already showing its age. That makes this a permanent replacement market rather than a wave, and it changes the questions worth asking. Two of them are specific to your address: whether your meter is read by APS or SRP, because as of January 1, 2026 that decides whether an equipment rebate exists at all, and whether your permit authority is the Town of Cave Creek or Maricopa County. Below are our prices, the rebate position as it actually stands this year, and what we would check before approving anything large.
- Tatum Ranch was built between 1987 and 2000, so homes here are on their second or third system rather than their original one.
- A diagnostic is $69.95 Monday to Friday 8am–6pm and $99.95 outside those hours, credited toward the repair, with no trip charge at any distance.
- Installed replacement runs $5,000–$7,000 for three tons, $6,000–$8,000 for four and $7,000–$10,000 for five; heat pumps carry no premium.
- APS ended residential AC and heat pump rebates on January 1, 2026 under a late-2025 Arizona Corporation Commission decision, and we are not an APS Qualified Technology Installer.
- SRP's Cool Cash pays roughly $75, $150 or $225 per ton by compressor type on AHRI-listed SEER2 15.2+ equipment, with both indoor and outdoor units replaced and the claim filed within six months.
- The federal 25C credit does not apply to equipment placed in service in 2026; a quote showing it is out of date.
- Coil cleaning is $150 and coil replacement is $2,200–$2,600, so ask which a quote means before signing.
- Permit authority depends on the address — Town of Cave Creek or unincorporated Maricopa County — and the City of Phoenix under-five-ton like-for-like exemption does not apply outside Phoenix.
What does a service call cost in Tatum Ranch, and how does scheduling work?
Tatum Ranch sits about as far north as the metro goes before the desert takes over, and in this market that distance usually shows up as a fee. Ours does not: the diagnostic is $69.95 here, in Anthem and in Casa Grande, with no trip charge or zone pricing at any distance we serve. The same fee buys a second opinion if you already have a diagnosis you doubt, and the written report is yours whether or not you hire us. A quote review costs nothing at all and needs no site visit — send the estimate however suits you.
Unlike a July failure in a single-story home in a mild climate, a system down in a two-story Tatum Ranch house has the air handler sitting in an attic that runs 150 to 170 degrees on a summer afternoon. Homeowners who open that hatch in August consistently discover the return-side tape from the original build has let go, which is why an upstairs that will not hold temperature is often a duct problem wearing an equipment costume.
Two things make scheduling faster here. Tell us the model and serial off the outdoor nameplate; on a 1987–2000 home that is how we know whether we are driving toward a 2000s R-22 unit or a recent changeout, and which parts to load. Then tell us whether the failure is on the upstairs or downstairs system, because most two-story homes in this era were built with two. Our AC age checker decodes the serial if the plate is unreadable. We do not publish a same-day guarantee; in a Phoenix July that is a promise a lot of companies break.
What does AC replacement cost for typical Tatum Ranch homes?
The tonnage on the old nameplate is a starting point, not an answer. The system a 1990s builder specified was drawn around 10-SEER equipment and the house exactly as built, and plenty of homes here have had windows replaced, attic insulation topped up or a re-roof since. A Manual J load calculation — the ACCA procedure — is how you find out what the house needs now. It is not academic: SRP's Cool Cash form makes the installing contractor certify that capacity is within 15% or a half-ton of the calculated load, which tells you what a utility thinks of rule-of-thumb sizing.
What moves a job up its range here is usually not the box. Flexible duct installed in the early 1990s has spent thirty summers in a 150-plus-degree attic, and duct replacement runs $1,000 to $3,000 when the runs are past sealing. Watch the coil line on any quote too: cleaning a coil is $150 work and replacing one is $2,200 to $2,600, so a quote that says only “coil” is hiding a two-thousand-dollar difference. Permits follow the address, not the neighborhood — some addresses here fall inside the Town of Cave Creek, which requires mechanical permits through its building department, and others sit in unincorporated Maricopa County. The City of Phoenix exemption for like-for-like outdoor swaps under five tons does not travel across a town line, so we confirm the authority before pulling anything.
Refrigerant is the live issue in 2026. New equipment ships with R-454B, an A2L, because R-410A residential split systems stopped being manufactured on January 1, 2025. The EPA's final rule published in May 2026, effective July 27, 2026, allows pre-2025 R-410A inventory to keep being installed until supplies run out, so both kinds of system are legal to buy right now. Ask which one a quote is for. Existing R-410A systems stay legal to run and to service.
What pushes a job above the typical range
These are the conditions that can push a job above the ranges above. We tell you before the work starts, not after — and they are worth checking on any contractor's quote, not just ours.
- Crane access on rooftop package units
- The existing line set cannot be reused with the new equipment
- Electrical panel lacks capacity or needs breaker work
- Ductwork is undersized, leaking, or hard to reach in the attic
- Code upgrades on an older home - grandfathering ends when equipment is replaced
- Refrigerant contamination, or an R-22 system needing conversion
Installed system price by capacity — Tatum Ranch and the north corridor
AZ Trusted Air published ranges. In APS territory in 2026 there is no equipment rebate to subtract, so the installed number is the number.
Heat pumps carry no premium over straight-cool equipment of the same capacity. Crane service, $400–$600, applies to rooftop package units, which are uncommon in this 1987–2000 build era.
| Item | Range |
|---|---|
| 3-ton system | $5,000 – $7,000 |
| 4-ton system | $6,000 – $8,000 |
| 5-ton system | $7,000 – $10,000 |
| Mini-split, per head | $1,000 – $3,000 |
What should Tatum Ranch homeowners check before approving a major AC repair?
Start with the nameplate date and the refrigerant, because in a 1987–2000 neighborhood those two facts settle most arguments. A second system installed between 2004 and 2009 may still be R-22; production of new R-22 ended January 1, 2020, so anything you put into a leaking R-22 system comes from recovered or reclaimed stock. Spending $2,400 on a coil for one is rarely the right call, and we would rather say that out loud than sell the coil. A third system from the 2010s is a different conversation entirely.
Then check warranty. Manufacturer parts coverage typically runs five to ten years and follows the equipment, so a changeout from 2016 may still have a covered compressor — you pay labour only, which is exactly why our compressor range starts at $800 rather than at the top. Ask for the part number and warranty status in writing before you approve. While the quote is in front of you, run the contractor's licence at roc.az.gov; ours is ROC 317368, and that same search shows complaint history.
Finally, look for measurements. Unlike a car, an air conditioner can be condemned in conversation with nothing written down, and the recommendations we overturn most often in the north corridor are the ones with no readings attached: a capacitor priced at several hundred dollars when it is $50 to $200 work, a full replacement proposed on a first visit with no static pressure or superheat taken, or a diagnosis that never separated a failing blower motor from a choked return. Our repair-or-replace consultation exists for the decisions above about a thousand dollars.
Does it name the refrigerant. Does it say coil cleaning or coil replacement. Does it state who pulls the permit and which authority. Does it show an APS equipment rebate or a 2026 federal 25C credit, both of which ended. A quote that cannot answer all four was estimated rather than measured.
Which rebates can Tatum Ranch residents claim on a replacement, and who handles the paperwork?
The APS change is the most important thing on this page for Tatum Ranch. The Arizona Corporation Commission cut the utility's efficiency-programme budget in a late-2025 decision, and residential AC and heat pump rebates went with it as of January 1, 2026. What survives on the APS side is Cool Rewards, a smart-thermostat demand-response credit rather than an equipment rebate. We are not an APS Qualified Technology Installer and will not put an APS rebate line on a quote. If someone else has, ask them to show it to you in writing.
SRP's Cool Cash programme is still live, and utility boundaries up here do not follow town limits, so check the bill rather than assume. Where it applies, SRP pays by ton and by compressor type — roughly $75 per ton single-stage, $150 multi-stage and $225 variable-capacity, up to $1,125 on a five-ton — on AHRI-listed equipment at SEER2 15.2 or better. Both the indoor and outdoor units must be replaced; a condenser-only swap does not qualify. Confirm current amounts at srpnet.com before relying on them, and see our rebate concierge.
The federal side is simpler and worse: the 25C home improvement credit does not apply to equipment placed in service in 2026. Any quote still showing a $2,000 federal credit or an APS equipment rebate was built from an older price sheet, and the gap is real money you would have to find. Unlike a discount a contractor controls, a rebate is the utility's money on the utility's rules — which is why we file SRP's paperwork ourselves, inside the six-month window.
