Homes of this build era usually run split systems on a ground pad rather than the rooftop package units that dominate older Phoenix housing stock, so the crane line often does not apply here — but the two-story floor plans common in the later phases frequently need the upstairs airflow problem solved at the same time, not after. Sizing should come from a Manual J load calculation to ACCA's method, using real West Valley design conditions. Equipment is rated at a 95-degree outdoor temperature; Goodyear runs past 108 and into the 110s for weeks, which is precisely why a sizing rule of thumb off square footage is not good enough here.
The refrigerant rules changed underneath this decision. Under the EPA's AIM Act technology transitions rule, manufacturers stopped building new R-410A residential systems on January 1, 2025, and installation of new R-410A systems ended January 1, 2026. New equipment now ships with R-454B, an A2L refrigerant with a global warming potential near 466 against R-410A's 2,088. Existing R-410A systems can still be serviced legally, but wholesale R-410A pricing has climbed as production allowances step down, which quietly raises the cost of every future leak repair on a 2008-era system.
Permits in Estrella are governed by Goodyear, not Phoenix. Start with age, because in Estrella it splits the community in two. Original equipment on an early-phase house is at or beyond the point where a large repair is money spent on a machine that owes you nothing — a Valley cooling season runs April into October, so national lifespan tables consistently overstate what you should expect here. Then ask what is in the system. Homes from the first Estrella phases may still hold R-22, which has not been produced in years and is expensive to source; a significant leak on an R-22 system usually argues for replacement rather than a refrigerant charge that leaks out again by August. Unlike an R-410A system, where a repair buys you real remaining years, topping off R-22 is renting time at a rising price.
Finally, check the contractor and check the diagnosis separately. Licence status and complaint history are public at the Arizona Registrar of Contractors, and it takes about a minute. Which rebates can Estrella residents claim on a replacement, and who handles the paperwork?
